Comprehensive Home Staging Consultations

I will meet with the homeowner and perform an in-depth analysis of both the interior and exterior of the home.

 

I will leave a detailed written report which is discussed with the homeowner and at the same time answer any questions. We then discuss an action plan, where the homeowner can decide to either proceed with doing the work themselves, or move ahead with full staging services.

 

During the consultation, we look at the selling features of your home. We are looking at ways to create the best first impressions for buyers….it’s so much more than decluttering and adding flowers. Our evaluations includes; recommendations for any necessary minor repairs, curb appeal enhancement, relocation of furniture, paint colour changes, lighting enhancement/upgrades, and depersonalizing of items.

We focus on items such as making your house look brighter, larger, improve the flow and appeal to the larger pool of potential buyers. At the end of the consultation, you will receive your personalized detailed report of the room-by-room assessment.

Home Staging

Once the recommendations made during our staging consultation have been completed, and prior to MLS photography, it is time to stage your home! I will expertly rearrange your furniture and accessories to highlight your property’s best features, downplay its flaws and help it appear more spacious.  I will utilize as many pieces of your furniture and decor as possible, and if necessary incorporate my collection of gorgeous accessories or rental furniture to suit your style of home, and appeal to the buying demographic in your area, creating a look that is most appealing, making it hard to resist.

Birch + Co. will ensure each space is expertly photo-styled for high impact advertising and internet marketing, resulting in more showings and ultimately more offers!



Vacant Home Staging

Vacant houses are cold uninviting spaces – buyers don’t see the full potential of these properties.
